Layer 6 — Facility cooling & HVAC

Facility cooling and HVAC: chillers, dry coolers and cooling towers, CRAH and fan-wall units, the facility water loop with its pumps and valves, water treatment, heat reuse, building controls, and fire detection and suppression.

Layer 6 is the facility-side cooling plant — everything that moves heat from the building's chilled-water or facility liquid loop out to the atmosphere (or a reuse destination), plus the controls and fire-life-safety systems that keep it running. It picks up where Layer 5's IT-side liquid cooling and the CRAH/CRAC air-cooling of the white space hand off: chillers and their compressors (6.01) chill water, dry coolers, adiabatic units and cooling towers (6.02) reject heat to outside air, and a facility water loop of pumps, valves, piping, heat exchangers and tanks (6.05) ties it together, with air handling and economizers (6.04) doing the equivalent job for air-cooled halls. Water treatment and reuse (6.06) and, at a minority of sites, heat reuse to district heating (6.07) sit alongside that plant. Building management systems and an emerging AI-driven controls layer (6.08) sequence the equipment, and fire detection and suppression (6.09) is a parallel life-safety system with no direct energy role. The chain's choke points sit less in exotic components than in capacity and site constraints: chiller and cooling-tower/dry-cooler lead times queue behind broad HVAC demand, not just data centers; water availability and permitting increasingly gate where wet-cooled campuses can be sited, favoring water-free designs at a cost premium; and the shift to liquid cooling at the IT layer adds a second facility loop's worth of pumps, piping and heat exchangers rather than eliminating the legacy air-cooling equipment, which mostly shrinks to a residual and backup role. The controls layer is the newest investable seam, as AI-driven optimization software competes with and gets absorbed by incumbent building-automation platforms.
