The building management system, PLCs, and environmental sensors that monitor and automatically control chillers, air handlers, pumps, and dampers across the facility.

Sits above the individual cooling equipment in 6.01–6.07 as the control layer that sequences chillers, modulates valve and fan speed, and enforces setpoints, feeding data up into the site's broader DCIM software (Layer 11). PLCs (6.08a) execute the low-level control loops; environmental sensors (6.08b) supply the temperature, humidity, pressure, and flow data those loops act on; and a newer category of AI-driven cooling control software (6.08c) layers optimization on top of the conventional BMS to trim energy use and hold tighter setpoints than a rules-based system would risk. Because cooling is a meaningful share of a data center's non-IT power draw, even modest optimization gains compound at scale, which is what has drawn a wave of specialist AI-controls vendors into this niche alongside the incumbent building-automation platforms. Investors should watch whether the AI-driven optimization layer gets built by incumbents, acquired by them, or stays independent, and how tightly control-layer contracts get bundled with the mechanical equipment itself.

AI delta: Continuous, high-density AI loads leave less thermal margin for error than conventional buildings, which has pulled a new category of AI-driven optimization software into the control layer to hold tighter setpoints without tripping the cooling plant.
