A data center is worth nothing without network, and this part is how the network physically arrives: dark fibre routes into the building and the carrier-neutral meet-me space where providers hand off to tenants. Dark fibre means unlit strands leased to the customer, who puts its own optics on the ends — which is what a large operator wants, because it controls capacity and cost rather than buying lit services by the circuit. Diversity is the specification that matters, and it is the one most often claimed loosely. Two entrances on opposite sides of a building are only useful if the ducts follow genuinely separate paths to genuinely separate points of presence; routes that converge in a shared conduit, bridge crossing or manhole a few kilometres away are a single point of failure with two invoices. Verifying that requires route maps, not assurances, and operators who care ask for them. AI has changed what is asked of these routes. Distributed training across sites needs high bandwidth between campuses, not just to the internet, which is a different traffic pattern from the inbound-heavy profile a conventional facility has. What to look for is whether a site has physically diverse entrances and diverse routes beyond them, which providers are actually present in the meet-me room, and whether the fibre is owned or leased on a term that outlasts the building's financing.
